I had purchased one flat in Mumbai suburbs, the stamp duty and agreement of sale is registered and took bank loan. During that time car parking was purchased, but now I need 2 car parking. My queries are listed below.

1. Can I buy 2 stack (up and down) both parking together for one flat?
2. Car parking was mentioned as nil/no in original flat sale agreement, so builder can allot 2 Car parking now?
3. What will be stamp duty for this new parking purchase?
4. Which type of agreement to be executed and registered ?
5. Whether only one agreement for both parking or two separate agreement for each one to be registered?

(A)Our Society in Andheri Mumbai is going for Redevelopment and DA is being finalized. The Developer is insisting to get sign an irrevocable consent affidavit- cum-undertaking by individual flat owners on Rs. 500/- stamp paper authorising Managing committee to sign DA and Power of Attorney in favour of the Developer. 1)Is this act of Developer correct and under which law. 2)Or it is sufficient that flat owners give their consent to Managing committee on plain paper duly witnessed by other 2 flat owners of the Society. (B)Also for the same DA Agreement, Developer inspite of accepting Bid stipulations, now donot want to incorporate Termination and Step in clauses.
