Sub:Difference in carpet area of similar flats for rede Discussion r going on for redevelopment of our old building ( built before1975) in Mumbai. Currently Managing committee is using the carpet area from Report of a survey done sometime bac. It shows that the same flats above and below below mine have more carpet area than mine which is 559 sq ft exactly as per building plan. We came to know that the flats above and below ours had made changes in their walls during civil work done previously eg. Removing some walls, enclosing balcony, creating thinner walls in place of thicker ones. Whereas we had enclosed balcony in only the bedroom and no other changes in structure. My question below 1. What is the area of flat considered when providing info to developmer, Is it MOFA as per original plan? Or is it RERA or is it as per survey done by Surveyor or anything else that I haven't mentioned ? 2. Is it mandatory requirement to get a survey done for carpet area ? Does.the survey have to be done mandatorily by a BMC authorised surveyor ? 3. Is this process done prior to or after appointment of PMC? 4. Is it allowed to consider the carpet area after the changes done by flat owner which are not approved by an authority ? 5. Who is the authority that approved these changes so that new carpet area can be considered ? 6. What proof should we ask for if we wt to check whether the changes made by other flat owners are approved by the BMC/ similar authority? 7. As members of the society can we ask for this proof to be shown? Whom can we ask for this proof and what is the process to do.so? does this authority provide an approved revised copy of the 8. how can I make sure that I get a fair deal and and area equal to that which the flats above and below mentioned are getting considered as ?
